Toorak is about five kilometres from the city and best known for its large homes and leafy streets. The housing is more varied than people expect, though. Alongside the surviving mansions and the interwar Tudor Revival and Moderne homes, around half of all dwellings are apartments, many of them walk-up flats.

Toorak’s housing runs from 1880s Italianate mansions (fewer now than there once were) to interwar Tudor Revival and Moderne homes and more recent Neo-Georgian and Neo-Classical residences. What most of them share is a lot of glass and high-quality finishes that are worth keeping in good condition.
In the apartments, anything visible from outside, including tint and frosted film, may need owners corporation approval, so check the rules before choosing a film. Wraps and surface protection inside are usually less restricted.
Toorak Village along Toorak Road has shops, cafes and offices, where office window tinting helps with glare and privacy on street-level glass.
Parts of Toorak are covered by heritage overlays in the City of Stonnington. External changes to homes in those areas can require a permit, so check with council before filming the street-facing windows of a heritage property. Internal film is generally a separate matter, but it’s worth confirming.
What happens from quote to curing
We begin with a free quote and on-site measure, looking at the stone, glass or joinery and talking through what you want to achieve. We bring sample swatches so you can see them against your own finishes.
On installation day we protect the surrounding area, then clean and prepare the surfaces carefully. Natural stone needs to be clean and completely dry before film goes on. Where we’d be cautious
- Already marked stone. Film protects against new damage but won’t remove existing etching or stains. If the marble needs honing or repolishing, that should happen first.
- Heat. Film and wraps aren’t for areas right beside cooktops, ovens or fireplaces, and hot pans should never go straight onto a filmed benchtop.
- Specialty glass. Large double glazed, laminated or already tinted panes need a compatibility check before any film goes on.
- Strata rules. In apartments, external appearance is often controlled, so confirm approval first.
Toorak FAQs
Can protection film go on a marble kitchen island that already has some etching?
It can, but the film won’t remove existing marks, and they’ll still be visible underneath. If the etching bothers you, it’s best to have the stone honed or repolished by a stone specialist first, then apply film to protect the restored surface. If the marks are minor and you can live with them, film can still help prevent new ones.
Do I need owners corporation approval for window film in a Toorak apartment?
Often, yes. Many owners corporations have rules about changes visible from outside, and window film can affect how glass looks from the street. Check your rules or ask your strata manager before booking. Internal wraps on wardrobes or cabinetry are usually less restricted, but it’s still worth confirming. Can film help with heat in a large living room without spoiling the view?
Yes. There are lighter films designed to reduce heat gain and UV while keeping the view clear and only slightly reducing light. Darker films cut more heat but are more noticeable.
