Rosanna is in the City of Banyule, with its shops along Lower Plenty Road and around Beetham Parade near the station. It is a leafy, settled suburb with a lot of original homes alongside renovations and newer builds.

Homes designed with large north facing glass can get warm in summer, and furnishings near the windows fade. Inside, it is common to find kitchens and built in joinery that have been updated once or twice since the house was built, with sound cabinet boxes and finishes that no longer suit the home. Straight talk on what works

We like old houses, and we know some original features should be left alone. If you have good timber joinery, restoring it may be better than wrapping it. Where surfaces are damaged, peeling or swollen, they need fixing before anything goes over the top.

Heat is the other big one. Splashbacks and panels near cooktops and ovens need the right clearances, and we will not put vinyl where it is likely to fail. With windows, some double glazed and pre tinted glass needs specific films, so we check before recommending one.

Rosanna FAQs

Our Rosanna home has big north facing windows. Will tint make it too dark in winter?

It depends on the film. Lighter films can reduce heat and glare while still letting plenty of daylight through, and some homeowners choose these to keep winter sun. Darker films block more but change the feel of the room. We look at the orientation, discuss how you use the space across the year and show samples before you decide.

Can you wrap a mid century built in or sideboard?

Often, yes. Flat panels and simple profiles suit wrapping well. If a piece has original timber veneer in good condition, it may be worth restoring rather than covering. We look at the piece with you and give a straight opinion on whether a wrap, protection film or leaving it alone makes the most sense.

Can splashback wrap go behind a cooktop?

It depends on the gap and the type of cooktop. Vinyl does not cope well with direct high heat, so areas immediately beside or behind burners need careful assessment. Sometimes the wrap can stop short of the hot zone, sometimes another material is better. We check this at the measure before we recommend anything.
