Hawthorn has two sides to it. There are the grand Victorian and Edwardian homes of the Grace Park Estate area, and there are streets of single-fronted cottages built close together on the lower ground. Add a good share of apartments and rentals, a university campus and the busy Glenferrie Road strip, and you get a suburb where the work changes from one street to the next.

Cottages, apartments and a busy shopping strip
Single-fronted cottages are a big part of Hawthorn’s older housing. Side windows often look straight at the house next door, and bathrooms tend to sit at the back with a window facing a neighbour’s yard. Frosted or opaque film fixes that without new glass.
With Swinburne’s campus in the suburb and good train and tram access, Hawthorn has plenty of rental housing. Landlords usually want protection rather than replacement: keeping a benchtop in good shape between tenancies, or refreshing tired cabinet doors without a renovation.
Then there’s Glenferrie Road, Burwood Road and Auburn Road, with their cafes, offices and shops, where street-facing glass cops a lot of sun. Like much of Boroondara, parts of Hawthorn are also under heritage overlays, so street-facing changes on those properties are worth checking with council.

From first visit to finished job

Prep comes next: cleaning, degreasing, removing handles and checking edges. Installation follows, then a curing period. Window film can look a little hazy while moisture dries out, which is normal. Straight advice before you book
Film and wraps are good tools, but they’re not the answer to everything.
- If a benchtop or cabinet is chipped, swollen or delaminating, it needs repair first. Wrap over a damaged edge and it will lift.
- In apartments, check your owners corporation rules before changing anything visible from outside, including film on street-facing windows.
- Splashbacks and surfaces right behind a gas cooktop are a no for vinyl. We’ll suggest a different finish there.
- Double glazed or tinted glass needs a compatibility check before any extra film goes on.
Hawthorn FAQs
Can I frost the bathroom window in my Hawthorn cottage without replacing the glass?
Yes. Frosted film goes on the inside of the existing glass and gives privacy while still letting daylight through. It suits the side and rear windows that are common in single-fronted cottages. As long as the glass is flat and in good condition it’s a straightforward job, and it avoids the cost and mess of new glazing.
Is benchtop protection film a good idea for a rental property?
It can be. A clear film helps protect a benchtop from scratches, knife marks and stains during a tenancy, and it’s designed to be removable. How cleanly it comes off depends on the surface and how long it has been on, so we talk that through at the quote. It works best applied while the benchtop is still in good condition.
Do you work with cafes and shops along Glenferrie Road?
Yes. We do window film, decorative film and surface wraps for hospitality and retail. For a cafe that might mean wrapping a tired counter or adding glare control to a sunny front window. We’ll work out timing with you so the job fits around your trading hours as much as possible.
